If you’ve never completed a loan signing before, it’s totally normal to feel nervous or unsure about what’s going to happen. The good news is: most signings are straightforward, and your notary signing agent is there to keep things smooth, organized, and stress-free.
Here’s what to expect during a typical loan signing in San Antonio and surrounding areas, and a simple checklist to help you feel prepared.
What is a loan signing?
A loan signing is an appointment where you review and sign important mortgage documents for a refinance, purchase, HELOC, reverse mortgage, or other loan transaction.
Your notary signing agent’s job is to:
Verify identity
Guide you through where to sign/initial
Notarize required documents
Return the signed package properly and on time
Important: A notary signing agent cannot give legal or financial advice, or explain the terms of your loan. Your lender or title company can answer those questions.
What happens at the appointment
Most signings follow this flow:
1) ID check
Have a current, unexpired government-issued photo ID ready (most commonly a driver’s license or passport). The name on the ID should match the documents.
2) Document review + signing
You’ll go through the package page by page. Some documents require signatures, some initials, and some notarization.
Common documents you might see include:
Closing Disclosure (CD)
Note
Deed of Trust / Mortgage
Right to Cancel (for some refinance transactions)
Borrower affidavits and other lender/title forms
3) Notarizations
For notarized documents, you may be asked to confirm key details, and you’ll sign in the notary’s presence.
4) Final check
Before finishing, your signing agent reviews for missed signatures/initials (to reduce funding delays).
5) Documents returned
Depending on the order, documents may be dropped off, shipped, and/or scanned back the same day.
How long does it take?
Most appointments take:
30–60 minutes for standard packages
60–90 minutes for larger packages (or if there are multiple signers)
What to bring to your signing
Here’s a quick checklist:

✅ All borrowers/signers present
✅ A clear signing area with good lighting
✅ Reading glasses (if needed)
✅ Your questions written down for your lender/title company
✅ Any funds required by title (if applicable and instructed by title)
Tips to make it smooth and fast
Try not to schedule during school pickup, dinner rush, or a tight window
Silence distractions if possible
If your name has changed, confirm your lender/title has the correct vesting info
If anything looks off (name spelling, address, numbers), pause and call title/lender
